Here's something that you don't want happening to you when you close on your next new house. You come to the closing and the closing goes as smooth as glass. All excited you rush out to your new house only to discover.... The previous owner has not moved out of the house. Worse than that you don't have a place to stay. You're going to have to stay in a motel! Believe it or not this kind of thing happens. There is something you can do. There is a precaution you can take that hopefully will avoid this situation. Make sure language gets put into the contract or purchase agreement that the current owner must vacate the house by the closing date or be responsible for paying any costs you incur. Then you'll have resort to the court system should this happen to you.
