Here is a good real estate closing story.

The Simpson's (not their real name) bought a house in a large American city. They knew that they had the right to see the property 24 hours before the closing. So they went and toured the property one last time. The tour was a shock.

All of the major appliances had been removed from the house. No stove, no refrigerator, no washing machines and no dish washer. Now the Simpsons faced the need to spend several thousand dollars they didn't have to replace appliances they assumed would be in the house when they moved in.

Don't let this happen to you. Before you sign a sales proposal or contract have it stipulated in writing which appliances will stay and which will go. Also stipulate who makes repairs if the removal of appliances or wall decorations reveal damage to the floor or wall. This simple step could have prevented a major problem for the Simpsons.
